New Construction and Home Remodeling Process
Our Process To Build Or Remodel With Confidence:
At KC Custom Builders, we specialize in additions, whole-home remodels, kitchen renovations, and custom new construction. From the outset, we collaborate closely with design professionals and clients to ensure every detail of your vision is fully understood and executed. This structured approach maintains clarity, keeps projects on budget, and delivers results that match your original vision with precision.
Every project is guided by a clear process and consistent communication, giving you confidence and transparency from the initial conversation through completion. Here’s an overview of how KC Custom Builders manages each project to ensure a seamless, high-quality building experience.
STEP 1 - Let's Talk
During this phase we’ll get acquainted to see if we are a fit for each other. We’ll do a deep dive into your vision and make sure that we “get it.” We’ll talk about your budget in relation to your vision, consider possible options and explain how payments to us work. We’ll talk schedule, your role in the new home construction or home remodeling project and what you can expect from us. We’ll be unfailingly honest—telling you what will be fun—and what won’t. And we’ll leave you with useful information to help you understand not only who we are, but also how projects like yours work.
STEP 2 - The Design Agreement
Prior to entering into a Construction Agreement together, there will be pre-construction processes for which there will be fees. These fees are separate from the construction contract. These pre-construction processes will be handled with what is called a Professional Services Agreement or PSA. Your PSA will usually include costs for doing a detailed proposal that assures you a quality, completed project at a guaranteed price. The PSA will usually cover design services, and sometimes some demolition and discovery work for your new home construction or home remodeling, if required to create a guaranteed project price for you. The PSA does not obligate you to enter into a Construction Agreement with us and you own the results of the design work covered by the PSA.
STEP 3 - Project Development
With all or most of the results of the PSA work in hand, we will meet with you to talk through the project. We will take all the time you want to be comfortable and confident. We’ll go over the scope of work, project plan, progress payments, timelines, logistics, and concerns. You will meet your project manager and discuss how communications can be handled.
STEP 4 - The Construction Agreement
We now have all the information to provide a guaranteed price for your project, you will have signed off on the specifications and production plan. You’ve met your project manager and know who will be doing what with whom. We will provide an agreement for our mutual signatures. We will go over and explain every detail of our straightforward agreement.
STEP 5 - Project Management
During the building phase, our project management team oversees material procurement, scheduling, on-site coordination, and day-to-day execution. We maintain consistent communication throughout construction, providing clear updates on progress, upcoming milestones, and any decisions that require your input, so the project continues to move forward in an organized and predictable way.
STEP 6 - In-Process Changes
Even with thorough planning, adjustments sometimes come up during construction. When a change is requested, we’ll clearly explain what’s feasible, what alternatives may achieve the same goal, and how the change could affect cost, schedule, or inspections. As long as the work meets code requirements and revised costs are approved, the final decision remains yours, and all changes are documented and handled transparently through our agreement.
